Strategic Planning is a structured process where the board and management team assess the current state of the community, identify long-term goals, and establish a roadmap for achieving them.


Our full-day Strategic Planning Workshop is customized for communities and condominiums of all sizes! Get ready to access:

The agenda is designed to create a true learning environment with part education, part engagement and part discovery. It will provide the 'What' and the 'Why' of strategic planning and perhaps more importantly the 'How': How community and condominium associations can get started on the journey for those who haven't yet started, and how to optimize the process for those who have a strategic plan.


The agenda is also designed to accommodate the different types and sizes of communities as well as the diversity of experiences and discretionary time that among community and condominium association board members. It is a blend of presentations, a panel discussion, facilitated breakout sessions, and networking time.

In April, the staff at Common Ground conducted an informal Member Pulse survey concerning strategic planning which found that 55% of respondents had no strategic plan and 40% had no plan to develop one. This can clearly represent an existential risk if not addressed.


Recognizing a pressing need for community association board awareness and understanding of this critical issue, the Central Virginia Chapter (CVC) of CAI has commissioned an executive level Strategic Planning Workshop in the Fredericksburg area with three actionable objectives:

  • Education through presentations and open discussion of the nature of strategic planning and ways for boards to get started
  • Understanding of the ways strategic planning results in more effective processes such as Reserve Studies and Capital Plans
  • A discovery of the strategic planning needs of community associations and steps that Chapters and National can take to assist them.


Rather than a one-size fits all structure, the workshop will include presentations, a panel discussion, and facilitated break-out sessions for large scale and smaller sized communities and condominiums. Open to community association board members, managers and partners within CVC as well as all other VA Chapters.

Willis, PCAM, has nearly 40 years of community association experience starting his journey as a business partner and evolving into roles as on-site manager, portfolio manager, management company executive, and consultant. He has been a frequent author, speaker and instructor for CAI National and local chapters. He served the Washington Metro Chapter as a committee chair, council chair, and board member. He currently serves as Chair of the Keystone Chapter Communications & Content Committee, on the Virginia Leadership Retreat Committee, and on CAI’s national faculty.

    Tom founded Association Bridge LLC with a simple mission: to share all he’s learned in the trenches with as many as he can before he "croaks." His passion lies in serving volunteer leaders, self-managed communities, management companies, and individual managers with customized solutions to their unique challenges. Through education, mentoring, support, visioning, analysis, and application of time-tested tools and strategies, Tom partners with his clients to create practical and actionable plans that pave the way for sustainable and successful communities and companies.

    Michelle Baldry is Reserve Advisors’ Northeast Regional Executive Director. Michelle is responsible for the overall management and administration of the firm’s Northeast region. Michelle is a professional engineer and holds CAI’s Reserve Specialist and Educated Business Partner designations, and APRA’s Professional Reserve Analyst designation.
