Michelle Baldry is Reserve Advisors’ Northeast Regional Executive Director. Michelle is responsible for the overall management and administration of the firm’s Northeast region. Michelle is a professional engineer and holds CAI’s Reserve Specialist and Educated Business Partner designations, and APRA’s Professional Reserve Analyst designation. She is Immediate Past President of CAI’s Foundation for Community Association Research Board. She serves on various CAI committees, including chairing the Chesapeake Chapter’s magazine committee. She served on Virginia’s CIC Structural Integrity and Reserves Work Group and CAI’s national reserve study task force; both were created to consider revising reserve studies due to the tragedy in Surfside, Florida. She has fourteen years of experience in serving community associations and has personally prepared hundreds of reserves studies.
Rick is retired and living in Ford’s Colony at Williamsburg, where he last served as a board member in 2021, with particular interest in operations, communications, and information technology. Prior to serving on the FCHOA board, Rick chaired the Strategic Planning Committee and led the development of the 2018-2023 strategic plan. Prior to retirement, Rick’s 47 year career spanned executive operational roles in Manufacturing, Supply Chain Management and Information Technology, including that of CIO at Bausch & Lomb. Rick has served on the CVC-CAI board for 3 years and is currently the Immediate Past President.
Cate Fulkerson, Principal of Points North Strategies, has over 33 years’ experience as a leader and CEO in the nonprofit sector. Cate leverages her education in Public Administration, CMCA, EBP, and professional experience to expertly guide clients in matters related to board governance and policy development. In addition, she provides comprehensive strategic planning, community survey services, project management, meeting facilitation, board training, and leadership development with an emphasis on positive and strengths-based leadership. In addition to being a member of BoardSource, Cate is a member of CAI and serves as the Treasurer of her 52-unit HOA in Reston, Virginia.
Steve Hurwitz managed HOAs, large scale communities, condominium associations and high rises in Colorado ski country, the greater Washington DC area and central Virginia for twenty-four years. That followed an Air Force career serving in many countries in both Europe and Asia and duty as a B-52 navigator flight examiner, three NATO assignments, leadership of a logistic squadron and a logistic group, time as a base commander in Italy and a tour as an inspector general team chief.
In both careers, Steve had extensive experience as an instructor, first in Air Force navigator training, then as head of Air Force ROTC at the University of Illinois and as a member of the CAI National Faculty – where he also helped develop curriculum.
Steve’s holds a BA from Rutgers University and a MA from the University of Oklahoma. He has retired though his PCAM designation is active and he continues to contribute, as a committee member, to his home community, the Lake Monticello Owners’ Association near Charlottesville, Virginia.
Thomas L. Willis, PCAM, has nearly 40 years of community association experience starting his journey as a business partner and evolving into roles as on-site manager, portfolio manager, management company executive, and consultant. He has been a frequent author, speaker and instructor for CAI National and local chapters. He served the Washington Metro Chapter as a committee chair, council chair, and board member. He currently serves as Chair of the Keystone Chapter Communications & Content Committee, on the Virginia Leadership Retreat Committee, and on CAI’s national faculty.
